Hello All-

I’m forwarding this message to you to help raise awareness and funds to help Peter Hoffman-Kipp who has been quietly coping with a disease process that is not well understood by the medical community and offers little to no treatment.

Peter and his family have been coming to Auntie Em's Kitchen since the day it opened and have been supporters of the restaurant to this day.  Auntie Em's Kitchen is a neighborhood restaurant and we are so grateful to our friends and neighbors for the support and patronage they have shown us.  Thus we would like in our small way to try and help Peter and his family.

The Hoffman-Kipp family have been going this alone while we have watched and wondered what we can do to help? Now we are offered the chance to do some real good, something tangible, and something that offers hope to restore Peter’s health and give him a fighting chance to win this battle.

We ask you to partake in a meal with Peter and his family on Friday May 13th from 6-9pm at Auntie Em’s Kitchen restaurant in Eagle Rock. Dinner/drinks suggested donation is $75.00 per person.

The Following is a synopsis of what is going on…

As some of you know, Peter now has a triple diagnosis – Lyme, ALS and CIDP. The addition of Lyme disease to the mix happened a few months back, and it led us to a wonderful doctor in Seattle. This doctor saw Peter in February, and is now leading us through a complex web of treatments. For example, Peter is receiving IVIG treatments with a home-health nurse twice a week, acupuncture every day, takes 25 antibiotics and supplements daily AND travels to Beverly Hills once or twice a week for specialty treatments. Did I mention that he should also be going to the Rose Bowl Aquatic Center 2-3 times a week along with a bit of qi-gong?

In terms of Peter's daily life, he books around in a wheelchair and usually stays pretty close to home. A caregiver comes each morning and evening. Peter is currently on short-term leave from his work until mid-May, in order to focus on these treatments.  It has been 3 ½ years since the symptoms started, and Peter is tired but strong.

As you may know, treatment for neuromuscular disorders is rare, often alternative, and expensive. Insurance (even the great PPO we have) does not offer much coverage of treatments (except the IV treatment Peter receives at a tab of 10k a week).  After 3 1/2 years of finding experts in the fields of neurology and neuromuscular disease, we finally found the doctor in Seattle who has agreed to treat Peter. He recommends a symphony of treatments, many of which we have begun.
ACTION ITEMS

Peter's doctor recommends stem cell treatment, which requires international travel and $25,000 per trip. Our goal is to raise the funds to make the first trip happen this summer. Peter may need 3-4 trips, if his body responds to the treatment.

Families helping families is what is going to get Peter through this and whatever you can do is much appreciated and more fundraisers between now and July will be held in order to get the family enough funds to make the trips for treatment. New High Sales Price in Eagle Rock!

Let's all welcome the new highest sale in Eagle Rock (since September of 2009!) to the ranks:

We brought 2030 Estes Road on the market on April 3, listed for $749,000. We had five open houses. We received 15 offers. We closed escrow (11 day escrow with an all-cash buyer) on April 21. Final sales price was $925,000.

Inside Chateau Emmanuel

On Saturday we had the opportunity to check out 1554 Hill Drive, a.k.a. the Beakins Estate, a.k.a. Chateau Emmanuel, a.k.a. That Big House on Hill Drive, which is currently for sale for $4.9mil (recently reduced from $5.995mil). You've probably noticed this place if you've spent any time in Eagle Rock, it's the large Tudor-style home situated on a massive (read: 3 acres!) piece of property. The current owners have been cleaning it up and doing some renovations on the house in the past few years. The grounds are incredibly impressive. Let's take a look:

Haiti Relief Group Art Exhibtion

HAITI RELIEF GROUP ART EXHIBITION

José Vera Fine Art & Antiques is now accepting submissions for a Haiti Relief Group Art Exhibition to take place February 5-28, 2011 at José Vera Gallery in Los Angeles, CA 90041 (www.joseveragallery.com). The opening reception will be held on February 12, 2011 in conjunction with the NELA (Northeast Los Angeles) Second Saturday Art Walk. A donation will be made to Haiti at the end of the show which will include proceeds from the sale of artwork, promotional events and fundraising efforts. This is a great opportunity for artists to gain exposure and to participate in a good cause.

Friday Real Estate Wrap-Up

Lots of interesting things going on in the market this week! Let's go through it quickly so you can get the scoop and get on with your weekend:

1. Did you see the "brand new hillside architectural live/work space" at 3126 Verdugo Place in Glassell Park? We saw it on caravan last week, and it's a cool property with FANTASTIC views and a neat rooftop deck with hookups for a jacuzzi. It was listed for $649,00, which is a great price for the property but I wasn't sure the neighborhood would stand up to a price that high. Well, looking at the MLS hot sheet this morning I see that Verdugo Place is in escrow - which is GREAT news for the neighborhood! We don't know what price it's in escrow at, but I'm hoping they got close to asking - or more!

2. There's a very cute little neighborhood (called "Floristan Heights" on title) located south of Colorado Blvd, off of Townsend Avenue, and it is filled with cute little houses (I know because I happen to live in this area!). And one of those cute little houses just recorded as sold in the MLS (Multiple Listing Service) for a tidy sum of $515,000. 1576 Glen Aylsa is a 3 bedroom, 2 bath and was recently renovated. It was originally listed for $490,000. This is more great news for this particular neighborhood - things are selling if priced right. It's not all doom and gloom around here!

3. We saw some really great properties on caravan yesterday, and we want you to buy one! Here's a quick peek:

If I could buy it, I would! Amazingly, it is ALSO listed for $499,000! What a deal.

Chateau Emanuel Hits the Market

About a year ago I posted about that mansion on Hill Drive in Eagle Rock since I'm asked about it quite a bit.  Well, now you have the chance to buy 1554 Hill Drive!  Chateau Emanuel went on the market today with a list price of $5,999,995, which gets you the main house plus three guest houses on the three acre lot.  Also included is a pool and spa, a fully operational cafe, gazebo, croquet court, green houses, rose gardens, waterfalls, fountains and koi ponds, and BBQ and picnic settings.  The property has been in the same family for over 50 years.

Our average prices went down about 30% in the last 3 years. That does not necessarily mean your property is worth 30% less today than it was worth in March, 2007, but we can safely say that you would have a serious challenge expecting to sell your house for the same amount you might have sold it for 3 years ago.

Overview of 2009, First month of 2010 Market Update for Eagle Rock

It seems like I'm always saying that here at last is the straight story on the real estate market, but it's always true! Last year, 2009, there were 121 sales in Eagle Rock, zip code 90041. Here's the interesting part: 60% of the sales were distress sales, that is, either short sales or bank-owned properties. Now, in 2010, we had 9 sales in the first month and 55% of those were short sales or REOs (bank-owned). While the foreclosures were scattered out fairly evenly over the last year, I noticed that the short sales that actually closed escrow tended to happen later in the year, and in January, 5 of the 6 distress sales were short sales. This is in line with the government's efforts to help people avoid foreclosure, modify their loans and then approve a short sale if the loan modification didn't work out.

What you can't tell from the Multiple Listing Service is that a lot of the normal sales were under duress as well. I know personally of several divorce sales and a few properties that had to be sold quickly before the owners were unable to make any more payments due to job losses or failed businesses.Graph 90041 Feb 1 10

 

In other words, very few people who didn't have to sell did sell. But look at the graph and table for the year from 12/08 through 12/09: it's obvious that we did reach a bottom in the first quarter.I think the dip in November was not another bottom, just an example of my point about distress sales. Notice on the table how few properties were selling at the end of the year--because of holidays, because of perception of the market. If you take the dip in November out, the market was steadily higher than earlier in the year. And note that the year over year prices were up, which is much more meaningful than the dramatic 1-month changes around November.

What's going to happen this year? My crystal ball is still on backorder, but so far this year I have talked to a lot of people who want to sell and many who want to buy. From the energy I'm feeling, I'd say the first quarter of the year should be very active. In most years past, the first quarter is sluggish with sellers talking a lot about going on the market in the spring, but not getting around to going on the market until May or June. Buyers want to take advantage of the federal tax credit programs with their April 30 deadlines, and more and more sellers are saying they are ready to sell even if they can't make what they might have in 2007. This promises good things to come.
